Based in Chicago, reporting to the Vice President Acquisitions and as a shared resource with the SVP Finance, the Capital Markets Analyst will provide critical analytical support of the Company's acquisition, disposition, and financing activity. This position will coordinate with Operations, Finance, Legal, Leadership and other cross-functional stakeholders. This role will focus on researching new and existing markets, providing analytical support of underwriting prospective deals, supporting financing activity, and drafting investment memos.


* Acquisition sourcing and underwriting-support acquisitions team to identify accretive opportunities in the parking asset market. Coordinate with Operations, Legal, and Finance to support acquisition underwriting and generation of investment memos that lead to accretive portfolio growth
* Coordinate with Finance team to assist with loan analysis for new or refinanced debt
* Coordinate due diligence for acquisitions, dispositions, and financings
* Maintaining corporate model including updating portfolio performance, acquisitions, and debt assumptions
* Pipeline reporting-assist with developing and maintaining acquisition pipeline report for monthly review
* Researching, gathering, analyzing, and presenting market information (e.g. real estate trends, CBD parking demand & airport enplanement data, competitor occupancies, etc.)
* Assisting FP&A team as required, and support preparation of internal and investor presentations

Basic Requirements:
* Bachelor's Degree in Finance, Accounting, Real Estate, or related discipline
* 1-2 years' experience in acquisitions, management or brokerage, with priority given to candidates with parking or similar asset acquisition support background
* Strong analytical skills with proficiency in financial modeling & valuation techniques
* Proficient Excel skills with the ability to build complex real estate underwriting models
* PowerPoint experience with strong attention to detail and proficient business writing skills to support preparation of institutional-quality investor presentations
* Strong sense of personal motivation and responsibility
* Strong communicator, self-confident, and the ability to make and articulate real estate decisions in a concise and coherent fashion
* Excellent written communication skills & demonstrated professionalism
* Detail-oriented with the ability to prioritize tasks and manage multiple projects simultaneously
* Well-organized, strong multi-tasker with high motivation and ability to maintain efficiency while working independently
* Resourceful with ability to be proactive in sourcing information
* Team player who appreciates feedback from colleagues and contributes to a positive team culture

Qualifications:
* Must apply at to be considered for this position
* Must have unrestricted authorization to work in the US.
* Must be 18 years of age or older
* Must be willing to comply with pre-employment screening, including - but not limited to - drug testing, reference verification, and a background check
* Must work out of the Chicago Corporate office, initially in office weekly, ultimately, may work one-two days remote
* Must be able to maintain flexibility in schedule in order to meet business needs. This may require occasionally working outside of regularly scheduled hours

Preferred Qualifications:
* Ability to perform detailed financial analysis
* Advanced knowledge and use of Microsoft Excel and PowerPoint
* Experience with business intelligence tools
* Exposure to commercial real estate and/or capital markets
